Rock Creek Neighborhood Superior Colorado

The Rock Creek neighborhood is a masterplanned community comprised mostly of homes built by Richmond American Homes. It also includes some custom homes and even a gated community on the northern end, some semi-custom homes built by Golden Design Group at the southern end, and some others built by Engle Homes.

Rock Creek is adjacent to the Flatiron Crossing Mall just across the border of

Superior, CO and Broomfield, CO to the south east. It has excellent access to the Boulder Turnpike (Hwy 36), and is right across the highway from Louisville, CO.

My Take On This Neighborhood:

Rock Creek is a very good value for those who want a wide selection of homes to choose from in a wide variety of price ranges.

There are excellent public amenities including two free community swimming  pools, a large community park which includes baseball fields, soccer fields, a  turf-based football field, and children’s playgrounds.

Rock Creek was built around the concept of kids, families, and all age groups.

As a result, there are miles of paved trails, many ponds, greenways, pocket parks,  and two excellent schools within the neighborhood.

History: 

Rock Creek started with the annexation of the Rock Creek Ranch in the very late 1980’s and early 1990’s as the Town of Superior grew exponentially in geographic terms. In the early 1990’s the neighborhood began with custom homes built around the area called Purple Park at the north end of the area, and construction of homes continued until 2003.

In the early 2000’s commercial developers brought in a Safeway, and some smaller  retail shops, then came the Community Park, and eventually Eldorado K-8 school.

What’s New Today: 

There are still several areas available for development. One is a portion of land along the northern side of Coalton Road near the Horizon’s apartments, another is a section of land on the north side of Coalton at McCaslin, also there’s an area adjacent to Eldorado K-8 which was originally slated to be a separate building for a middle school, and then there’s the “Calmante” area. The portion of this area along McCaslin is zoned commercial, and the Calamante’ residential projects appears to be more or less defunct, with just a few homes built and sold. Perhaps this is the year someone will get this one back up and running.

The remaining area for development is the area east of McCaslin and south of Hwy 36. Many proposals have been made to the town for various mixed use projects, finally a project has been approved.

Local Highlights: 

There are 594 acres of parks, greenspace and open space, 27 miles of trails, about 2700 single family homes, and approximately 1800 multifamily homes (condos and apartments).

The award-winning Lakeshore Athletic Club, Flatirons Crossing Mall, Super Target, Costco, Michaels, Old Chicago Pizza, Panera, Sushi Yoshi, Buffalo Wild Wings, Office Max, Safeway, a dry cleaner, two banks, two dentists / orthodontists, Sushi Yama, and many other retail businesses that provide the town with a solid tax base and convenient shopping.
