The entrance to this mountain community begins one mile west of N. Broadway by way of Linden Drive. Views vary, from the eastern lakes and plains to the western snow-laden Continental Divide. Many homes enjoy their own unique hillside setting with a myriad of valley vistas.

My Take On This Neighborhood: 

If you like mountain-style living, but don’t want to be too far from the amenities of Boulder, Pine Brook Hills could be just for you. It’s only about 10 to 12 minutes from the upper reaches of Pine Brook, to Broadway, and about 15 minutes or so from downtown Boulder.

Due in part to its own district water supply, natural gas, and an outstanding volunteer fire department (50 volunteers and a professional Chief ), the market demand for Pine Brook Hills continues to be historically strong.

 

History: 

The Pine Brook Hills neighborhood in Boulder contains almost 400 homes. Homes were built here as early as the 1960s, and some of them are just recently constructed, while there are also still empty lots.

This mountain community has had seven filings with many replats. Assessed values and sales have topped several million dollars, and at the other end of the scale, homes can still sometimes be purchased for as low at $600,000.

What’s New Today: 

Most of the older homes have been upgraded and remodeled, but there are still a number of them which are a relatively good value if you are looking carefully for a renovation opportunity.

Local Highlights: 

Pine Brook Hills is an unincorporated mountain community, by local standards referred to as the “Suburban Foothills”. The distinctive feature that’s of current interest is that Pine Brook is one of the very few mountain communities along the Front Range to have piped water for fire fighting. It comes from both deep wells, and Four Mile Creek, as well as the man made lake just above the community center and firehouse. It holds a 5 year supply of water with its 4-acre lake. The dam was completed in 2007 at a cost of $4,500,000.
